The Armenian government has introduced amendments that regulate the online registration of unauthorized constructions and clarify their legal status. Now, the registration procedure is considered complete from the moment the package of documents is uploaded to the online cadastral bureau and approved by the Cadastre Committee. The applicant receives a notification of acceptance or rejection of the registration, which formalizes the process and makes it legal.
The Cadastre Committee has the right to approve or reject registration, as well as establish the specifics of the procedure on state and community-owned lands. The new regulations provide a unified procedure for registering rights to previously unauthorized constructions and make it possible to legalize them without bureaucratic delays.
The deadline for completing the entire procedure is set for December 31, 2026. This creates a legal basis for the owners of unauthorized constructions, allowing them to register property rights and regulate the status of their constructions in accordance with the law. The introduction of these rules is intended to increase transparency and streamline the accounting of real estate in the country.
